Follow these simple steps to purchase a Chicago NSP home. Click here for Spanish.
Step 1:
Comply with NSP guidelines. Click here for Spanish version.
Step 2:
Complete the NSP registration form online or mail a completed form (click here for Spanish) to Mercy Portfolio Services as instructed on the form.
Step 3:
Select an NSP HUD-certified homebuying counseling agency (click here for Spanish version) and register for the required 8 hours of counseling at a date and location of your choice. See Calendar.
Step 4:
Apply for a mortgage pre-approval from a participating NSP lender or a lender of your choice.
Step 5:
Lender approves a loan pre-approval.
Step 6:
Select an NSP home to purchase.
Step 7:
Complete the NSP application and ask your realtor to present the loan pre-approval, the NSP application, and your offer to the developer.
Step 8:
Chicago NSP team reviews the offer and responds.
Step 9:
Your income verification, City of Chicago indebtedness check, child support, and proof of completion from an approved HUD-certified counseling agency will be confirmed prior to final approval and scheduling a closing. Chicago NSP team reviews your NSP application and issues an approval letter to proceed with closing. Approval is subject to:
- Payment of outstanding City of Chicago debts and child support and:
- Completion of 8 hours of HUD-certified homebuyer counseling.
Step 10:
Proceed to closing and sign NSP second mortgage documents.
